Call into our office, email or telephone, where you can discuss your property requirements with one of our friendly and experienced sales negotiators.

Step 2: We Do a Property Search For You

With a clear understanding of your requirements, you will receive a selection of property particulars which suit your criteria. Early viewing is recommended to secure a property.

Step 3: Viewings Will Be Arranged By Us

To arrange a viewing for one of our properties, simply call to our office and we will either contact the vendor or arrange an accompanied viewing at a time convenient for you. We are avaliable 7 days a week.

Step 4: Mortgage Advice

If a mortgage is needed it is advisable to source this ASAP. To be in the best position possible, you will require a 'mortgage agreement in principle'. We have an independent mortgage adviser; who can search the market for the best deal for you.

Step 5: Making An Offer

Once a suitable property has been found, we'll put forward an offer to the vendor, initially verbally, then in writing. Any offer will be subject to contracts being exchanged.

Step 6: Solicitors

A solicitor will be required to handle the legal paper work, (known as conveyancing). We advise you to instruct a solicitor who knows the area around the property you are hoping to purchase. We have a selection of solicitors who are experts in this field. We will be happy to recommend them to you. It will be a requirement that you use a different solicitor to that of the vendor.

Step 7: Searches & Surveys

A draft contract will be drawn up by the vendor's solicitors and sent to your solicitor, who will then raise the preliminary enquiries. The mortgage lender will instruct a surveyor to advise on the property's value.

Step 8: Mortgage Offer & Approval Of Contracts

Once the results of the searches and answers to any preliminary enquiries are received, the draft contract is approved by your solicitor, providing there are no further enquiries. Once your mortgage company is satisfied with the results of the survey and all necessary checks they will send the formal mortgage offer for you to sign. Once the signed offer has been returned to your lender, you are ready to exchange contracts.

Step 9: Exchange Of Contracts

The contract will need to be signed by you and the vendor. Once the deposit (usually 10% ) is put in place and a completion date agreed, contracts are exchanged.

Step 10: Completion

This is the day that the property becomes yours! A date for this will have been decided by mutual agreement between you and the seller. The remaining balance of the moneys will be transferred to the vendors solicitors. Once that money has cleared, the solicitor will notify the sellers agent that the keys can be released to you.
