Information for Tenants

We will take detailed particulars in order to understand what type of property you are looking for. This will enable us to help you find your perfect rental property. We will then be happy to arrange a viewing for you. Register here.

Viewings

Viewings will usually be accompanied by one of our staff. We offer out of hours viewings to cater for your individual timetables. When you see a property that interests you then it is advisable to view as soon as possible to avoid disappointment.

Applying for the property

To secure a property you will be required to complete an application form and pay the referencing fee. The property will be put on hold, pending the outcome of your referencing. We use an independent referencing company and the process can take anything up to 48 hours. We will keep you updated regularly on the progress. Once the referencing is complete, the property will be marked up as LET AGREED and we will arrange a suitable day with you for the signing of the contracts.

Signing of contracts & collecting keys

On the day you sign the contracts, one months rent in advance is required and a deposit which will be held with the DPS ( Deposit Protection Service ). This is a government run scheme which protects both the tenant and the landlord, especially in the case of disputes. Prior to moving in a full inventory and schedule of the condition of the property will have been carried out. This will be checked by the tenant. This will be used at the end of a tenancy to compare the condition of the property.

Throughout the tenancy

If Kirk and Clarke manage the letting of the property, we are the first port of call with regard to any maintenance and repairs. Once recieving authorisation from the Landlord, maintenance or repairs will be arrange ASAP.
